EICR / Electrical Testing — what it involves
Landlords in Scotland need an EICR at least every five years to meet the Repairing Standard, along with a portable appliance check on anything supplied with the let. Homeowners generally have one done every ten years, when buying, or when something in the installation stops behaving.
The report itself is only half the value. A list of codes with no explanation helps nobody, so we go through the observations with you and price any remedial work separately, so you can see exactly what you are paying for and why.

How often does a rental property in Scotland need an EICR?
At least every five years, and before a new tenancy where the existing report has expired. Appliances provided with the let also need a portable appliance test.
What do the EICR codes mean?
C1 is danger present and needs immediate action. C2 is potentially dangerous and needs remedial work — a C1 or C2 makes the report unsatisfactory. C3 is an improvement recommendation and does not fail the report. FI means further investigation is required.
How long does an EICR take?
A one or two-bedroom flat is typically two to three hours. Larger properties and commercial premises take longer, and we agree the sampling and access arrangements with you beforehand.
Will the power be off?
Circuits are isolated one at a time during dead testing, so there are short breaks in supply. For commercial premises we can work outside trading hours to avoid disruption.
My report came back unsatisfactory. What now?
We give you a priced list of the remedial work against each coded observation. Once the work is complete the installation is retested and a satisfactory report issued.
