House Rewires — what it involves

Older Glasgow housing stock is a specific job. Sandstone tenement flats have lath and plaster walls, deep skirtings, original cornice you do not want touched, and cabling that often runs through a shared close. A rewire in that kind of property is planned around the building, not forced through it.

We take the same approach on newer property: agree the layout before anything is lifted, chase and drop cables where they belong, and hand back a finished installation with the paperwork that proves it.

Common reasons for house rewires

  • Rubber, lead or fabric-covered cable

    If your wiring predates the 1970s the insulation is likely perished. This is the clearest reason to rewire rather than patch.

    New kitchen, loft conversion or bathroom coming? Rewiring first is far cheaper than cutting into finished work afterwards.

  • Not enough sockets

    Extension leads daisy-chained across a room are a symptom of a circuit layout designed for a very different way of living.

    Common in installations wired before earthed lighting became standard, and a hard limit on the fittings you can install.

How long does a house rewire take in Glasgow?

A typical two-bedroom flat runs to around one to two weeks; a three or four-bedroom house is usually two to three. Occupied properties take a little longer because we work in stages to keep the place usable. You get a day-count with your quote.

Do I have to move out during a rewire?

Usually no. Most rewires are done in phases so at least part of the property keeps power and lighting. Empty properties are quicker and cheaper, so if a flat is between tenants that is the moment to do it.

How much does a rewire cost?

It depends on the size of the property, the number of circuits, access, and whether you want extra sockets or lighting added while walls are open. We quote after seeing the property — a price given over the phone without a look is a guess.

Will you make good the walls afterwards?

We fill and make good all chases and reinstate floorboards. We do not plaster-skim whole walls or decorate, but the surfaces are left ready for your decorator.

Do I need a building warrant for a rewire in Scotland?

Electrical work in Scotland sits under Scottish building standards rather than Part P, which applies in England and Wales. Most straightforward rewires do not need a warrant, but alterations that change the structure or use of a property can. We will tell you where you stand before we start.
